Winter Care for Garage Doors in Central Texas
San Antonio winters are short but sharp. One hard freeze is all it takes to snap a weak spring.
Our winters are mild, until they are not
Most of a San Antonio winter is easy on a garage door. Then a blue norther drops the temperature 40 degrees overnight, and the phones light up across Stone Oak and the 281 corridor. Freeze events here are rare enough that doors are never prepped for them, and sudden enough that weak parts have no time to warn you.
The pattern we see every year: the first hard freeze snaps springs that were already fatigued, stiffens old vinyl seals until they crack, and thickens the grease in tracks until doors strain or reverse. An hour of prep in the fall prevents most of it.
Three ways a freeze hurts your door
- Springs get brittle. Steel loses flexibility in the cold. A spring near the end of its cycle life picks the coldest morning of the year to let go, usually with a bang you hear from inside the house.
- Lubricant thickens. Old grease turns to paste. The opener works harder, travel slows, and the safety system may read the strain as an obstruction and reverse the door.
- Seals freeze to the slab. Moisture under the bottom seal can freeze the door to the driveway. Forcing it open with the opener tears the seal and can strip the opener gear.
The one-hour fall prep
Do this on a mild weekend in October or November and you are covered for whatever winter brings:
- Lubricate the moving metal. Hinges, roller stems, and spring coils with a garage-door-rated lubricant. Full walkthrough: how to lubricate a garage door.
- Check the bottom seal. Close the door at night and look for daylight underneath. A seal that is cracked or flat will freeze to the slab and let cold air in all winter.
- Test the balance. Pull the release cord and lift the door halfway by hand. It should stay put. A door that drops or flies up has a spring problem; get it looked at before the cold finds it.
- Test the safety reverse. A 2×4 laid flat under the closing door should make it reverse on contact. Steps: test the safety reverse.
- Check the opener’s battery backup. If your opener has one, test it. Ice storms and power outages travel together in Central Texas.
What to do, and what not to do
If the door is frozen shut, do not hit the opener button repeatedly. Feel along the bottom seal for ice, break it free by hand with a gentle lift after pulling the release cord, and never pour hot water along the seal; it refreezes thicker. If the door strains, shudders, or reverses for no clear reason, stop using it and let the day warm up, or book a service call if it keeps happening.
And if you hear a loud bang from the garage on a cold morning, that is almost always a spring. Leave the door alone, keep the opener off, and read this first: can you use the door with a broken spring?
When winter prep is a pro job
The lubrication, seal check, and sensor tests are safe DIY. Anything involving springs, cables, or bottom brackets is not, no matter the season. If your balance test fails or the door is already sounding rough, a tune-up before the cold costs far less than an emergency call during a freeze week, when every company in town is booked out.
