What a plan covers, what it should cost, and who actually benefits from one.
What a maintenance plan actually is
A maintenance plan is scheduled professional service: a tech inspects, lubricates, adjusts, and safety-tests your door on a set cadence, usually once a year, without you having to remember to book it. Think of it as the annual once-over from our maintenance checklist, done by someone with winding bars and a trained eye.
It’s not a warranty and it’s not a repair contract. Parts and repairs are still quoted separately when something’s worn. What you’re buying is prevention and early detection.
What a good plan includes
Whether it’s ours or anyone else’s, a legitimate plan visit should cover every item on this list. If a company’s plan is “we spray some lubricant and leave,” keep shopping:
- Full safety test. Contact reverse, photo eyes, sensor alignment and height.
- Spring and cable inspection. Tension check, cycle-life assessment, cable condition at the drums.
- Balance test and adjustment. A door out of balance wears the opener out early.
- Lubrication of all moving metal. Hinges, roller stems, springs, bearings.
- Hardware torque pass. Hinges, brackets, and track fasteners snugged to spec.
- Opener check. Force and travel settings, rail, drive gear, battery backup test.
- A written report. What was done, what’s wearing, and what can wait. No surprise upsells.
What plans cost nationally
Nationally, most homeowners pay between $75 and $150 for a one-time tune-up, and annual plan pricing across the industry typically runs in that same range per visit, sometimes with priority scheduling or a discount on repairs folded in. Those are national figures, not a Summit quote; what moves the price is door count, door size and weight, and whether openers are included in the visit.
Whatever the number, it should be stated in writing before the first visit, with no auto-renewal traps. We quote the full price before work starts, and that applies to plans too.
Who benefits, and who can skip it
Four-plus cycles a day wears parts twice as fast. A plan catches the wear curve early.
Springs and cables near end of life deserve an annual professional look.
More weight means more tension and more consequence when something fails.
Documented maintenance is cheap liability protection.
Honestly? If you do the monthly and seasonal lists yourself, you can skip most years. We say so because it’s true.
