Three pieces of hardware, one job
A loading dock position is not a door. It is a door, a leveler bridging the gap to the trailer, and a seal or shelter closing the gap around it. When any one of the three fails, the position is down, and the truck schedule does not care which one broke.
That is why we service docks as systems. A tech who only looks at the door misses the worn leveler lip that cracked the bottom panel, and the next repair visit is already scheduled, you just do not know it yet.
The dock equipment on our routes
Steel sectional doors sized for dock openings, usually 8×9 or 9×10, with high-cycle hardware for route-heavy operations.

What actually takes a position down
Most dock outages trace to a short list. A door that will not open with a trailer already at the seal: usually a spring or cable, and the truck waits. A leveler that will not deploy: broken hold-down, dead hydraulic, or a lip bent by a trailer that left early. A door hit by a trailer: the bottom two panels and the track take the impact, and the door may hang crooked over a live dock.
That last one is a same-day call, not a scheduling decision, because a crooked door over an open pit is a fall hazard with a schedule attached. Our emergency commercial repair page covers how those calls get handled.
The dock is the most dangerous square footage you own
Fall-off-the-edge accidents, trailer creep, and doors dropping on broken springs are why dock hardware carries weight ratings and why maintenance here is not cosmetic. A leveler with a weak spring still works, until the day it does not, with a forklift on it.
What you can check yourself: look at leveler lips for bends, watch doors for crooked travel, and listen for new noises. What you should never touch: dock door springs and leveler spring assemblies. Both store serious energy, and both hurt people every year.
The maintenance math on a working dock
A dock position out of service costs more than the repair; it costs the reshuffled trucks and the overtime to catch up. Periodic service, springs and cables checked, levelers cycled and greased, seals inspected, moves those failures from your busiest morning to a quiet afternoon.
