It is one of the cheapest jobs on a garage door, and one of the highest payoff. In San Antonio heat a failed seal turns your garage into an oven, lets wind-driven rain in during storms, and leaves a welcome mat for scorpions and mice.
The three seals on every door
- Bottom seal The rubber or vinyl strip in the retainer under the door. It takes the most abuse and cracks first in Texas heat.
- Perimeter seal The vinyl stop molding around the top and sides of the opening. Sun-bakes brittle on south and west facing doors.
- Threshold seal A rubber strip glued to the concrete. The fix for uneven slabs and water that runs in under a good bottom seal.
What is DIY-safe and what is not
A bottom seal swap is a fair DIY job if your door has a standard aluminum retainer: slide the old seal out, slide the new one in. Perimeter stop molding is also simple: pry off, nail on, keep a light gap to the door face.
Two cautions. First, never loosen the bottom bracket that holds the cables. That bracket is under spring tension and it hurts people. Second, if the door has to come off its tracks to reach the retainer, stop. That is a service call, and it is a cheap one. Related: sealing is also your best pest defense.

How do I know if my garage door seal is bad?

How long does garage door weather stripping last?

If water still enters, the cause is usually a sloped or uneven driveway, and the fix is a threshold seal glued to the concrete. If water pools deep against the door during storms, that is a drainage problem no seal can solve.
