The garage door industry has a pricing problem

Most garage door companies treat pricing like a trade secret. You get a vague range on the phone, a tech at your door, and a real number on an invoice. We think that’s backwards, so this page publishes the ranges we see across the industry and explains exactly what pushes a quote up or down.

One ground rule before the numbers: these are typical US national ranges, not Summit’s price list. Your actual quote depends on your door, your parts, and what’s failed. We quote the full price before work starts, and that quote is the price you pay.

Repair pricing

What common repairs cost nationally

Nationally, most homeowners pay between $150 and $350 for spring replacement, depending on whether the door uses torsion or extension springs and whether one or both springs are replaced. Here are the other repairs we quote every week, framed the same way:

  • Cables: $100 to $200. Frayed or snapped cables, including reset and rebalancing the door.
  • Rollers: $100 to $250. A full set of nylon rollers on a standard double door.
  • Opener repair: $100 to $250. Gears, boards, sensors, and travel adjustments on major brands like LiftMaster, Chamberlain, and Genie.
  • Off-track reset: $125 to $250. Higher if panels or tracks bent when the door came out.
  • Service call or diagnostic: $50 to $100. Often credited toward the repair if you proceed. Ask before you book.

If a quote lands far outside these ranges, ask what part and labor it’s based on. A legitimate tech can always answer that question.

The variables

What moves a quote up or down

Door size and weight

A single 8×7 steel door and a double 16×7 insulated door are different jobs. Heavier doors need heavier springs and more labor.

One spring or two

Two-spring systems should usually be replaced in pairs. That doubles the parts cost but prevents a second service call months later.

Part quality

Standard-cycle vs. high-cycle springs, builder-grade vs. nylon rollers. Cheap parts are how cheap quotes happen.

Damage spread

A snapped spring that also bent a track or stripped a cable is a bigger invoice than the spring alone.

Timing

Evenings, weekends, and storm weeks cost more across the industry. Anyone who says otherwise is baking it in elsewhere.

What a new garage door costs nationally

Nationally, most homeowners pay between $750 and $1,500 for a basic single steel door installed, and between $1,000 and $2,500 for a standard double. Insulated, carriage-style, and custom wood or glass doors run higher, often $1,500 to $4,000 and up depending on size, R-value, and finish.

Size, insulation, windows, wind rating, and haul-away of the old door all move the number. Brands like Clopay and Amarr publish broad product families at different price points, so “a Clopay door” is not a quote. The only number that matters is the installed price for your opening, quoted in writing before anyone orders anything.

What’s different about pricing on the North Side

Our market has a few quirks. Newer builds along the 1604 and 281 corridor often have oversized or three-car openings, which means non-standard springs and heavier doors. Texas heat shortens the life of vinyl seals and cheap rollers, so “replace it once with the good part” usually beats two cheap repairs. Hail season brings a wave of panel-damage claims every spring, and demand spikes right after big storms.

None of that changes the rules: know the range before you book, get the full price in writing before work starts, and be suspicious of any quote that only exists verbally.
